As a Special Study Area, the Anmore South property provides an opportunity for development that differs from other development in Anmore. With 151 acres, this is the last large undeveloped property available in Anmore.
-The property is currently zoned RS-1, which is one-acre lots that can have one single detached home with a secondary suite and coach house. Council is considering an application to amend the OCP for a neighbourhood development that would provide Anmore with a broader mix of housing, commercial businesses and more amenities including a recreation facility and expanded parks and trails, all serviced by new infrastructure.
- The application is now in Phase 3 of the Council-approved four-phase Neighbourhood Plan process. This phase involves assessing how the land use scenario of the Preferred Plan, which was determined based on inputs in Phase 1 and direction from Council in Phase 2, would affect Anmore. The Preferred Plan is the foundation for the development of the Neighbourhood Plan, which is the policy document that is added to the OCP Bylaw. Six technical studies have been completed for this Phase 3 assessment, and the results are being shared as part of community engagement.
- A key consideration for assessing the Preferred Plan is how it will meet the needs of Anmore residents today and in the future. It is anticipated that a neighbourhood development of this scope would take approximately 20 to 25 years to complete. The process involves envisioning the future housing, amenities and infrastructure needs of our community, as well as the Village’s financial sustainability.
- When reviewing the Preferred Plan, the Village takes into account community input along with technical studies, strategic plans, policies and other regulatory requirements, such as the provincial government’s recent legislation changes related to density and housing requirements.
